PRICING YOUR HOME TO SELL
Pricing your property correctly
is crucial. Realistic pricing will
achieve a maximum sale price
in a reasonable amount of time.
As we begin our pricing strategy discussion I recognize that
there are many reasons why you already have a certain price in
mind. You may be considering:
• Your original purchase price plus an appreciation factor based on
the number of years you have owned the property
• The cost of improvements and replacements you have made
• The amount of cash you need for the purchase of your next home
• The cost to rebuild it today
• Your personal attachment to the property
Although, these factors may influence your thoughts on your
list price, an impartial evaluation of the following information
has more bearing on what your home is actually worth in
today’s market:
• Recently sold properties similar to yours
• Similar properties currently for sale that will compete with yours
for the same buyers
• Condition of your property
• Financing alternatives provided
• Marketing Time
• Exposure Methods
• Current Economy — supply and demand, that is, the number of
homes for sale vs. the number of possible buyers
